| | | | | | | | AGENDA CAPTION: | PUBLIC HEARING 5:30 P.M.: Receive and hear all persons desiring to be heard on the proposed amendment to the Imperial Planned Development General Development Plan Ordinance No. 1969 allowing for additional commercial land uses.
FIRST CONSIDERATION: Consideration of and action on CITY OF SUGAR LAND ORDINANCE NO. 2284: AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF SUGAR LAND, TEXAS, AMENDING THE BALLPARK DISTRICT, HISTORIC DISTRICT I & II, BUSINESS PARK DISTRICT, OPEN SPACE DISTRICT, AND HIGHWAY 6 DISTRICT OF THE IMPERIAL PD GENERAL DEVELOPMENT PLAN; READOPTING THE IMPERIAL PD GENERAL DEVELOPMENT PLAN; AND REPEALING ORDINANCE NO. 1969. |
|
| | | | | | | | RECOMMENDED ACTION: | Hold a Public Hearing followed by the First Reading of Ordinance No. 2284, amending the Imperial General Development Plan. |
|
| | | | | | | | EXECUTIVE SUMMARY: | Request for a proposed amendment to the Imperial General Development Plan (GDP) to allow for additional land uses. This GDP includes all of the Imperial development areas, and this amendment also includes updates to the General Land Plan, as shown in Exhibit B-1.
These amendments will allow for additional land uses in the Highway 6 District. Currently, the uses that are allowed in these tracts are limited to office-type uses. The new use list will allow the remaining undeveloped tracts to align more closely with B-2 General Business Uses rather than B-O Business Office Uses. Any tract that has an approved Final Development Plan (FDP) will still remain zoned per their respective FDPs; Ord. No. 2100 and Ord. No. 2215. In addition to adding land uses, minor spelling and consistency errors were also corrected throughout the text of the GDP.
The Planning & Zoning Commission held a Public Hearing followed by Consideration and Action on September 13, 2022. The proposed amendment was recommended for approval with 5 in favor, 2 opposed, and 2 recused.
This request is before the City Council for a Public Hearing and First Reading of Ordinance No. 2284. Staff has had no inquiries and is not aware of any opposition at the time of writing this report. |
