PUBLIC HEARING 5:30 P.M.: Receive and hear all persons desiring to be heard on the proposed amendment to the Final Development Plan - University Commons Phase III Ordinance No. 2270 to add an additional permitted land use located at northeast corner of US Highway 59 and University Boulevard in Telfair Tract 4.

 

FIRST CONSIDERATION: Consideration of and action on CITY OF SUGAR LAND ORDINANCE NO. 2297: AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF SUGAR LAND, TEXAS, AMENDING THE UNIVERSITY COMMONS PHASE III – TELFAIR CENTER LAKEFRONT DISTRICT E PLANNED DEVELOPMENT (PD) FINAL DEVELOPMENT PLAN, LOCATED AT THE NORTHEAST CORNER OF US HIGHWAY 59 AND UNIVERSITY BOULEVARD IN THE TELFAIR TRACT 4; RE-ADOPTING THE FINAL DEVELOPMENT PLAN; AND REPEALING ORDINANCE NO. 2270.

RECOMMENDED ACTION:
Hold the public hearing followed by first reading of Ordinance No. 2297.
EXECUTIVE SUMMARY:

This is a request for an amendment to the PD Final Development Plan for University Commons Phase III. This property is located at the northeast corner of US Highway 59 and University Boulevard in Telfair and immediately adjacent to the University Commons Phase I commercial development.

The proposed amendment is to add the land use of Veterinary Services (SIC 0742) to Exhibit B-3, Permitted Land Uses. This would allow for a small vet clinic with a limited exterior area behind the building to operate within this development.

The Planning & Zoning Commission held a Public Hearing on February 23, 2023, after which they held Consideration & Action. No speakers were present, and no comments were made during the public hearing portion. After some minor clarifying questions, the Commission voted unanimously to recommend approval of the PD Amendment to the Mayor and City Council.
 
At the time of writing this report, staff has received no inquiries and is not aware of any opposition to the PD Amendment.
 
Staff and Commission recommend approval of Ordinance No. 2297.
