PUBLIC HEARING 5:30 P.M.:  Receive and hear all persons desiring to be heard on the proposed rezoning from Business Office (B-O) to Neighborhood Business (B-1) for 6.070 acres located at the southeast intersection of US 90A and Ulrich Street at 8016 US 90A further described as Hass Imperial Center FBCCR 20150095.

 

FIRST CONSIDERATION: Consideration of and action on CITY OF SUGAR LAND ORDINANCE NO. 2310: AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF SUGAR LAND, TEXAS, PROVIDING FOR A CHANGE OF ZONING FROM BUSINESS OFFICE (B-O) DISTRICT TO NEIGHBORHOOD BUSINESS (B-1) DISTRICT FOR APPROXIMATELY 6.070 ACRES OF LAND DESCRIBED AS THE HASS IMPERIAL CENTER, RESERVE “A”, LOCATED AT THE SOUTHEAST CORNER OF THE INTERSECTION OF US 90A AND ULRICH STREET (8016 HIGHWAY 90A).

RECOMMENDED ACTION:

Hold a Public Hearing followed by the First Reading of Ordinance No. 2310

EXECUTIVE SUMMARY:

This is a rezoning request for the 6.070 acre reserve located at the southeast intersection of US 90A and Ulrich Street. The property owner is planning to develop the property as a neighborhood-oriented business park with a proposed drive-thru restaurant. Rezoning the property from Business Office, B-O, to Neighborhood Business, B-1, would allow for a wider range of uses within the commercial development and is consistent with the Land Use Plan.

 

At the July 27th P&Z meeting, the Commission held a public hearing where three members of the public spoke with questions regarding the proposed development. After discussion with staff and the applicant, the Commission voted 6-1 to recommend approval of the rezoning to the Mayor and City Council.

 

Since the Planning & Zoning Commission meeting, staff has not received any inquires or public comment forms related to this rezoning request. This item is scheduled for a Public Hearing followed by First Reading of Ordinance No. 2310 for the rezoning of 6.070 acres at the southeast intersection of US90A and Ulrich Street at 8016 Hwy US90A from Business Office, B-O, to Neighborhood Business, B-1.
