| | | | | | | | EXECUTIVE SUMMARY: | This is the Preliminary Plat for Monet Estates, a gated single-family residential development consisting of approximately 5.99 acres with 32 lots in two blocks and five reserves. The property is located in the city’s ETJ at the northeast intersection of University Boulevard and Cabrera Drive. Access to the proposed subdivision will be provided via a private access easement with two connections to Cabrera Drive. This Preliminary Plat aligns with the Minor Amendment to the Riverstone General Land Plan that came before the Commission in April 2023. The amendment changed the property from Commercial/Office use to Urban Home Residential. The plat is in compliance with the Riverstone Development Agreement in terms of lot sizes, lot widths, lot depths, building lines, and other development standards found in the agreement and in compliance with the Subdivision Regulations as part of Chapter 5 of the Development Code. |
